02 What your home is worth
Pricing is the single biggest decision in a sale. Price too high and the home sits and goes stale; price it right and you create competition. I’ll prepare a comparative market analysis (CMA) using recent sales of similar homes in your neighborhood, plus the active and pending listings you’re competing with — then factor in your home’s condition, upgrades, lot and view. You’ll get an honest recommended range, not a number designed to win your listing.

05 Pre-listing checklist
A few high-return things to do before we go live (I’ll tell you which ones are worth it for your home — and which to skip):
- Declutter and depersonalize — pack away extra furniture, family photos and countertop clutter so rooms feel larger.
- Deep clean everything, including windows, baseboards and grout; carpets professionally cleaned if needed.
- Fresh, neutral paint where walls are scuffed or bold-colored — one of the highest-return fixes there is.
- Handle the small stuff: leaky faucets, sticky doors, burned-out bulbs, missing outlet covers.
- Boost curb appeal — tidy desert landscaping, trim, a clean entry and a welcoming front door.
- Light staging in the key rooms so buyers can picture themselves living there.
- Gather your documents — HOA info, recent upgrades and receipts, warranties, and utility or solar details.
06 What you’ll net at closing
Before you list, I’ll prepare an estimated net-proceeds sheet so you know roughly what you’ll walk away with. Typical seller costs include the real estate commission, a Nevada real property transfer tax (customarily paid by the seller in Clark County), title and escrow fees, any agreed repairs or buyer credits, prorated property taxes and HOA dues, and your remaining mortgage payoff. A nice plus: Nevada has no state income tax. Exact figures and current transfer-tax rates change — we’ll confirm them with your escrow officer so there are no surprises.
