Home Seller's Guide

Selling Your Home in
Las Vegas, Summerlin & Henderson

How to sell for the most money, in the least time, with the least stress.

Beautiful modern home exterior in Nevada

Selling a home should feel clear and calm — not overwhelming. This short guide walks you through exactly how I help homeowners across the Las Vegas valley sell with confidence, whether you’re right down the street or already living out of state. Keep it handy; when you’re ready, the first step is always a simple conversation about what your home is worth today.

01 The simple way to sell

1

Find out what it’s worth

I prepare a real comparative market analysis from recent neighborhood sales — not an online estimate — and recommend a price range designed to attract strong offers.

2

Prep, stage & photograph

We do the few fixes that actually pay off, then bring in professional photography, video and listing copy so your home looks its absolute best.

3

Market, negotiate & close

Full MLS, Zillow and social exposure, managed showings, and I negotiate every offer and term to protect your bottom line all the way through closing.

02 What your home is worth

Pricing is the single biggest decision in a sale. Price too high and the home sits and goes stale; price it right and you create competition. I’ll prepare a comparative market analysis (CMA) using recent sales of similar homes in your neighborhood, plus the active and pending listings you’re competing with — then factor in your home’s condition, upgrades, lot and view. You’ll get an honest recommended range, not a number designed to win your listing.

03 Know your market

Buyers and pricing look a little different across the valley. Here’s what matters in each — and I tailor the plan to your exact neighborhood.

Las Vegas

From established central neighborhoods to newer master plans, Las Vegas draws a huge mix of local move-up buyers, investors and out-of-state relocators. Pricing to the right buyer pool and standing out online is everything.

Summerlin

One of the most sought-after master plans in the country. Village, view, lot and finish level all move the price — and well-presented Summerlin homes attract relocating and luxury buyers who pay for quality.

Henderson

Consistently ranked among America’s best places to live — Green Valley, Inspirada, Cadence and Lake Las Vegas each have their own buyer. Knowing who’s shopping your area is how we price and market it right.

04 How your home gets marketed

Most buyers fall in love online before they ever walk in, so your home gets a full, modern marketing push from day one:

  • Professional photography & video

Bright, magazine-quality images, walkthrough video and twilight shots when they help.

  • Maximum exposure

MLS syndication to Zillow, Realtor.com, Redfin and more, plus targeted social media and my own audience and email lists.

  • Hands-on negotiation

I manage showings and feedback, vet every buyer’s financing, and negotiate price, repairs and terms to protect your net.

05 Pre-listing checklist

A few high-return things to do before we go live (I’ll tell you which ones are worth it for your home — and which to skip):

  • Declutter and depersonalize — pack away extra furniture, family photos and countertop clutter so rooms feel larger.
  • Deep clean everything, including windows, baseboards and grout; carpets professionally cleaned if needed.
  • Fresh, neutral paint where walls are scuffed or bold-colored — one of the highest-return fixes there is.
  • Handle the small stuff: leaky faucets, sticky doors, burned-out bulbs, missing outlet covers.
  • Boost curb appeal — tidy desert landscaping, trim, a clean entry and a welcoming front door.
  • Light staging in the key rooms so buyers can picture themselves living there.
  • Gather your documents — HOA info, recent upgrades and receipts, warranties, and utility or solar details.

06 What you’ll net at closing

Before you list, I’ll prepare an estimated net-proceeds sheet so you know roughly what you’ll walk away with. Typical seller costs include the real estate commission, a Nevada real property transfer tax (customarily paid by the seller in Clark County), title and escrow fees, any agreed repairs or buyer credits, prorated property taxes and HOA dues, and your remaining mortgage payoff. A nice plus: Nevada has no state income tax. Exact figures and current transfer-tax rates change — we’ll confirm them with your escrow officer so there are no surprises.

07 Common questions

How long will it take to sell?
It depends on the season, your neighborhood, price point and how the home shows. A well-prepared, well-priced home sells faster and for more — I’ll share current local timing for your specific area when we meet.
Should I make repairs or updates first?
Only the ones that pay off. I’ll walk your home and give you a short, honest punch list — usually paint, cleaning, decluttering and light staging — and tell you what to skip.
Can you sell my home if I’ve already moved away?
Absolutely. I handle remote sellers all the time — coordinating cleaning, staging, photography, showings, paperwork and closing, and keeping you updated with video and a shared document folder so you never have to fly back.
