- Base price is just the start. Builders add lot premiums for the best homesites, and choosing finishes as you build typically adds ~20% to base.
- Many newer Summerlin neighborhoods also carry a SID/LID assessment (financed roads & utilities on your tax bill, ~20–30 yrs), plus the Summerlin master association and your village HOA.
- Nevada has no state income tax; Clark County property tax runs an effective ~0.5–0.75% with a 3% annual cap on your primary residence. I confirm exact HOA, SID/LID and lot premiums for any home.
