What to expect as a buyer in Las Vegas right now
The market has shifted. Rates are higher than most buyers hoped, but inventory has tripled off its low and sellers are negotiating again. Here is an honest read on where things stand, and what it means for your offer.
Interest rates and your payment
- The 30-year fixed is running 6.6–6.8%, its highest point in about a year. Your actual rate depends on credit score, down payment and loan type.
- On a $480,000 home with 10% down, roughly a $100 monthly swing sits between a good quote and a lazy one.
- Get three written quotes on the same day. Rates move daily and lenders price differently for the same borrower.
- Ask about temporary buydowns and permanent points. A seller-paid 2-1 buydown often beats an equivalent price cut.
- Nothing about today's rate is permanent. You can refinance the rate later — you cannot renegotiate the price.
Market conditions right now
- Inventory has tripled from the 2022 low to roughly 8,100 active listings. You have real choice again.
- At about 3.5 months of supply, this is a balanced market — neither side holds all the cards.
- Prices are holding, not collapsing. The median has hovered near $480,000 all summer.
- List-to-sale ratios sit near 98%. Reasonable offers below asking are getting accepted again.
- The luxury tier is the slowest and the most negotiable. Above $1 million, expect real room to move.
- Overpriced listings are sitting. A home past 45 days is usually a motivated seller.
What you can actually negotiate
- Closing-cost credits are back. Asking for 2–3% toward costs or a rate buydown is normal, not insulting.
- New construction is competing hard: rate buydowns, design-center credits of $5,000–$15,000, and closing help up to $30,000 at some builders.
- Builder incentives almost always require their preferred lender, often at a rate 0.25–0.50% above market. Run the math both ways.
- Repairs, home warranties and appliances are all live items again after inspection.
- Resale sellers who have already moved out are the most flexible on price and closing date.
Money, programs and timing
- You do not need 20% down. Conventional starts at 3%, FHA at 3.5%, and VA and USDA can reach zero.
- Nevada's Home Is Possible program offers up to 4% of the loan amount toward down payment and closing costs, with a 640 minimum score.
- Additional help exists through Home First (up to $15,000) and the Worker Advantage program for healthcare, education, public-safety and construction workers.
- Budget beyond the payment: property taxes, insurance, and HOA dues that commonly run $50–$300 a month.
- Get fully underwritten, not just pre-qualified. It is the single strongest thing on your offer.
- A typical Las Vegas escrow closes in 30–45 days from accepted offer.
